Chapter 01
When the opening date is already promised
A retail or commercial building usually has a date on it before the first conduit goes in. The general contractor promised it to the owner, the owner promised it to a tenant or a franchisor, and the electrical sits in the middle of that chain. If the electrical is late, everything behind it is late. If it is wrong, the punch list shows up at inspection, which is the most expensive place to find it.
That is why our commercial work is written for buildings that need to stay open, and why we say it plainly: keeping your building open is our job. 509 Electric is a licensed Washington electrical contractor (509ELE*8218O) in Yakima, and we wire new commercial construction and work inside existing buildings across Central Washington.
General contractors keep calling us back for three reasons. We show up when we say we will, we hold our own schedule against the look-ahead, and we flag problems early instead of at inspection. We are owner-operated, so the person who walks your site is the person who prices the job, and the crew you meet on day one is the crew that finishes it.

Ground-up retail, wired to the general contractor's schedule
Retail is a large part of our commercial record. We were the electrical contractor on Dollar General stores in George and Moses Lake with Alisano Corporation, in Mabton and Warden with Collaborative Construction Solution, and in Mattawa, Moxee, Nine Mile and Dayton. At the Moxee store the scope is building and site electrical work, lighting and controls, and utility conduit. Each store is a repeatable format, and the value is in knowing what a store like that needs before the plans say it.
Auto parts stores follow the same pattern. We wired O'Reilly Auto Parts in Quincy with Collaborative Construction Solutions, in Wapato, and in Burlington, and handled the electrical installations for the AutoZone in West Valley, Yakima, working with Texas Alliance Group on lighting fixtures, power outlets and electrical panels.
Not everything is a store. At Our Lady of the Desert Parish we are installing power distribution, lighting and controls, branch circuits, equipment connections, low-voltage rough-in and fire alarm work for a new church building. The Yakima directory also includes Jersey Mike's, Valvoline and Pape Machinery Hub, so if you are building in the valley, odds are we have wired something near it.
Chapter 03
Servicing and tenant improvements in buildings that are already open
As your commercial building grows, we also provide timely servicing and maintenance. Upgrades, remodels, service changes and troubleshooting on existing buildings are just as much a part of our week as new construction, and they are a different kind of work. The building is occupied, the lights have to come back on, and nobody wants to explain an outage to a customer.
On an occupied site, the craft is planning. Panels get labelled so the next person can find a circuit without opening everything. Work that needs a circuit off is lined up with the people who depend on it. Changes are recorded in the panel directory before we leave, so the building is easier to work on than when we arrived.

LED lighting upgrades that stop being a maintenance line item
Our LED lighting solutions can upgrade the lights you already have so the building is brighter, more energy-efficient and more productive. Lower bills, better light quality, and fixtures that stop being a maintenance line item. For an owner paying for lamp changes and ballasts every year, that last part is often the real reason to do it.
In general terms, an LED fixture produces its light with less power than the lamp it replaces and goes much longer between changes. The craft is in matching the fixture to the space: the right output for a shop floor or sales floor, even coverage so there are no dark rows, and controls where they make sense. We do these upgrades on their own or alongside other electrical work, in retail and commercial buildings around Yakima. LED high-bays over a packing line are the same idea at larger scale, and it is work our crews already do.
